All Areas Are Tested And Reported As They Are At The Time Of Inspection.  Systems Are Tested And Deficiencies Reported.  Inspectors Conduct Typical Operations Of Systems And Are Not Responsible For Failures At The Time Of Inspection.  Failure Discovery Is Part Of The Inspection Process And Provides Buyers The Opportunity For Correction Prior to Closing.
  • HVAC: Heating Ventilation Air Condition Units Are Evaluated Under Normal Operating Conditions.  Inspectors Document Heating and Cooling Temperatures At The Time Of Inspection With Thermal Imaging. These Images Along With Any Other Deficiency Related Data Are Include In the Final Report. Insurance Safety Compliance Prohibits Inspectors From Turning Gas Valves ON If Found In The OFF Position. The Unit can NOT Be Tested And Will Be Documented In The Final Report.

General Property Visual Inspections, Part One Of The Process Are Limited To Areas Available At The Time Of Inspection  And Does Not Include Hidden Or Inaccessible Areas. Home Inspector Reporting Safety Policy Prohibits Acts, Areas or Anything Deemed A Safety Risk By The Inspector At The Time Of Inspection. These Situations Will Be Documented In The Part Two Final Report And Excluded From The Part One Site Inspection.

  • Part One On-Site Wrap Up: Inspectors:  After Carefully And Painstakingly Inspecting Your Subject Property, The Inspector Will Discuss What They Believe To Be The Most Significant or Major Deficiencies Of The More Than 1400 Items Typically Inspected. This will Not Be A Comprehensive List But Will Set Expectations On Major Items.  The Inspector Will Subsequently Compile The Entire Deficiency List After Reviewing All On-Site Related Data And Photo Collected During The Off-Site Report Compilation.
  • Part Two Written Report Compilation and Delivery:  Your Inspector Will Compile Data Collected During The Site Visit, By System And Any Related System Deficiencies Identified Into Your Comprehensive Written Final Report.  A Report Link Will Be Emailed Upon Completion And Will Be Available For Viewing And Sharing.
